5 Big Reasons Buyers Pass Will Pass on Your Home
No home seller intentionally tries to stop their home from selling when they are ready to move. But the reality is that many sellers are their own worst enemy when trying to sell their home. In their attempts to get their home ready for buyers they actually make their house less desirable for them.
When you are ready to sell your home, you want to avoid keeping that house on the market for longer than necessary. To help achieve this, watch out for these five common mistakes sellers make while selling a house.
Wrong Color Choices
Every color in the house needs to be more neutral and muted. While having a brightly colored bedroom may help get a homeowner motivated in the morning a buyer may just see it as obnoxious. Every homeowner has a different taste in color schemes. Repainting a house to have a neutral color scheme will allow buyers to imagine their own scheme throughout the house.
Wrong Decor Choices
While thinking about crazy choices in the home keep in mind that it goes beyond the color on the walls. It also includes the many decorations that are in the home.
Paintings to statues having strange pieces on display should be avoided during a home showing. If a decoration could be considered a talking-piece in a room it should be taken down.
Drawing interest in one aspect of a house is not always a good thing. Sellers want buyers to remember how much they loved the layout of the home or the sprawling backyard. They should not remember the really strange painting that hung in the bedroom. If they only think about the décor when they leave they are not going to be clamoring to buy a house that is quickly fading from memory.
A Smelly Stay
Homeowners never realize how smelly their home is. Being surrounded by a smell day in and day out makes a person forget that their home smells. This is why people often become accustomed to the smell of smoke, pets, or even certain air fresheners that other people may find unpleasant.
Smokers have a long road ahead of them. It takes a lot more than a simple air freshener to get the smell of smoke out of the home. Every fabric must be taken down and cleaned. This includes any bedding and drapes. Carpets need to be shampooed and even the walls need scrubbed.
It is a similar story for pet owners – especially, those that have multiple pets. Even the cleanest pet owner is going to have pet supplies that hold their pets smell in. No one washes their pet bed on a daily basis and no pet should be washed every day either. This is why washing any and all items that absorb smells is necessary before showing a house.
Saying No to Showings
Any homeowner that frequently says no to buyers when they want to make an appointment for a showing will not sell their home soon. Real estate agents will start to discourage buyers from trying because they can never get the homeowner to allow them in. If they manage to get an appointment many home buyers will see multiple homes before a showing that is scheduled too far out.
Allowing homebuyers to come to visit a house as soon as possible is vital for selling. Even though it is not a fun experience for the homeowner it is necessary to catch a home buyer while they are excited about the house. Delaying their visit will only put a damper on their excitement and make it more likely the buyer will put an offer in on another home in the neighborhood.
Hide and Seek
The worst thing a homeowner can do is try to hide a problem. All problems are going to be discovered during a home inspection. The inspector is trained to look past cheap and easy fixes to see the root of an issue. That simple fix is going to mean nothing if the home buyer still learns about a problem. Hiding problems only creates distrust between the homeowner and the home buyer making the negotiation process harder.
Selling a house takes a lot of work. A homeowner must think about all aspects of the home sale to be successful. It takes more just than a clean house to entice buyers. Sellers should clear out any weird décor, mute their color scheme, and clear the home of any odors. Being available for home showing is important and all problems should be disclosed to the home buyer right away.
